INDIVIDUAL PRE-PURCHASE COUNSELING
PNHS is a certified housing counseling agency. PNHS is approved by the City of Philadelphia, Office of Housing & Community Development (OHCD)and The Pennsylvania Housing Finance Agency (PHFA) to provide pre-purchase counseling to prospective homebuyers. PNHS's certified housing counselors provide counseling inclusive of credit and/or loan pre-approval and referral.

INDIVIDUAL HOME MAINTENANCE COUNSELING
PNHS can also provide comprehensive post purchase and home maintenance counseling to existing homeowners covering issues of money management, credit home improvement, repair home equity and financing for home improvements and homeowners' insurance.
FORECLOSURE PREVENTION COUNSELING
PNHS provides assistance to homeowners delinquent and at risk of default on mortgage agreements. Services consist of helping the borrower develop a plan to prevent default or to stop a foreclosure action that has already begun by referring borrowers to diversion programs, refinancing programs, loss mitigation programs and any other viable options that may exist including filing for bankruptcy and/or selling the home.

Settlement Cost Assistance Grant
PNHS Settlement Cost Assistance Grant provides prospective first-time homebuyers, who have completed the PNHS' Pre-purchase Homebuyer workshop series. With the addition of an individual housing counseling session, PNHS will provide a grant in the amount of $200 towards settlement cost. The recipient must be a low-income first-time homebuyer. To be eligible, the applicant must have completed the homebuyer education with PNHS and meet all income and eligibility requirements of funders. A prospective first-time homebuyer can apply for this settlement grant in addition to the $500 settlement grant funded by the City of Philadelphia for which PNHS can also process your application. Subject to funding availability.
PNHS Membership Program
The goals of this program would be to:
To provide a needed and valuable service to the community
To generate a consistent stream of unrestricted revenues
To have a more self-reliant organization with sufficient revenue streams to be able to withstand significant changes or reductions in government funding
To, in conjunction with other revenue generating activities such as lending and housing development; generate sufficient unrestricted revenues capable of supporting program operations.
Under the PNHS Membership program, based on various levels of services provided to our constituency which includes homeowners in the City of Philadelphia.
Level I Membership - at a price of $500 annually PNHS would provide the member with the following:
One free annual home inspection and report
Discounted technical assistance services (work write-up, construction monitoring and accounting)
Discounted contracting services (access to PNHS contractor list, bidding services, bid review services and contract development services)
Quarterly Newsletter
Special events notices and discounts
Community Education Program access
Home maintenance record storage services (password protected)
Home maintenance tickler service
Loan referral services
Level II Membership - at a price of $300 annually PNHS would provide the member with the following:

Bank of New York/Mellon
With funding from BNY/Mellon, PNHS will deliver a modified Major Systems Repair Program, targeting senior citizens in targeted areas of West Philadelphia. The modified program will be called the Bank of New York/Mellon Senior Home Assistance Program (BNY/MELLON S.H.A.P.) The SHAP will provide grants of 50% of project costs up to a maximum $1,000 for plumbing systems repairs to seniors 55+ living in their own home with incomes at or below 80% of the median income in the Philadelphia Metropolitan Statistical Area (MSA). The grants will be used to subsidize plumbing repairs including the installation of hot water heaters, which is not part of the current MSRP.
The target areas for this program will be PNHS target neighborhoods of Cobbs Creek and Morris Park in West Philadelphia. Cobbs Creek boundaries are 50th Street, east; Cobbs Creek Parkway, west; Pine Street, north and Baltimore Avenue, south. Morris Park boundaries are 63rd Street, east; 68th Street, west; Lansdowne Avenue, north and Arch Street, south.
